The project set out to create a comfortable, private upper-floor living area comprising a bedroom and bathroom, enhancing both the functionality and the value of the home.

A new loft-level living suite formed within a timber-clad rear dormer, providing a bedroom, dressing room and en-suite bathroom. The design focuses on maximising headroom, natural light and a functional layout; the timber-clad dormer provides the space required while complementing the existing architecture. Internally the arrangement creates a seamless flow from the bedroom into a dedicated dressing area and a modern en-suite, forming a self-contained upper-floor suite.
Planning route
A loft conversion that adds dormers usually needs planning permission; one within the existing roofline often does not. The route is confirmed against the specific property and with the local authority.
Building regulations
A full set of building-regulations drawings was prepared, covering the structure, insulation specifications, drainage layout and specification, windows and glazing, foundation details, floor, wall and roof build-ups, internal partitions and waterproofing, coordinated with a structural engineer.

Outcome
The unused roof space is now a high-quality private living area. Internal photographs are still to follow from the homeowner.
