The existing rear extension is removed and replaced with a new single-storey extension across the majority of the rear elevation. The mono-pitched roof slopes away from the main dwelling, reducing its visual impact while providing generous internal ceiling heights, with three rooflights in the roof slope maximising daylight. A contemporary approach uses smooth light-coloured rendered external walls, a mono-pitched tiled roof, large aluminium-framed bi-fold doors providing direct garden access, generous window openings serving the kitchen, and anthracite grey frames, rainwater goods and roof-edge detailing. The combination of render, glazing and dark-framed openings gives a modern appearance while remaining sympathetic to the traditional brickwork of the original house.

Building regulations
A full set of building-regulations drawings was prepared, covering the structure, insulation specifications, drainage layout and specification, windows and glazing, foundation details, floor, wall and roof build-ups, internal partitions and waterproofing, coordinated with a structural engineer.

Outcome
The project is in the early construction stage — client photographs will follow. The completed extension will create a spacious open-plan kitchen, dining and family area forming the primary living space within the home.
