External walls use facing brickwork selected to closely match the existing dwelling, ensuring seamless integration between the original house and the extension. The pitched roof design reflects traditional architectural forms found in the surrounding area while incorporating contemporary detailing. Key features include a full-width single-storey rear extension, mono-pitched tiled roof construction, three flush-fitting rooflights, large anthracite grey aluminium bi-fold doors, a new feature kitchen window overlooking the rear garden, matching brickwork and roof tiles, contemporary external lighting and anthracite grey fascias, soffits and rainwater goods.
Planning route
Whether a single-storey extension of this kind needs full planning permission or falls within permitted development depends on its size, position and the property itself — we establish the route for each project and confirm it with the local authority before anything is submitted.
Building regulations
A full set of building-regulations drawings was prepared, covering the structure, insulation specifications, drainage layout and specification, windows and glazing, foundation details, floor, wall and roof build-ups, internal partitions and waterproofing, coordinated with a structural engineer.

Outcome
Works have not started yet and further photographs will follow. Replacing the existing rear projection with a larger extension incorporating rooflights and extensive glazing is designed to create a bright and spacious open-plan living environment better suited to modern family life.
