Following an assessment of the existing property and discussions with the homeowners, the proposal set out to transform under-used ground-floor space into a series of practical, well-connected rooms that support everyday family living.

The challenge
The garage was doing little for the household, circulation between the kitchen and the rest of the ground floor was poor, and there was nowhere sensible for coats, shoes and laundry.
Our design response
The garage was fully converted into insulated, habitable space, including a new pitched roof with Velux rooflights, new internal wall linings, upgraded flooring and improved thermal performance, integrated with the main dwelling. A new opening formed in the existing external wall created a dedicated cloakroom for coats, shoes and everyday items, and the footprint left room for a practical utility. The rear of the ground floor was reconfigured to improve flow between the kitchen, utility and living spaces, opening the main wall between the kitchen and garage and widening windows for more natural light, with space created for a new ground-floor WC.
Planning route
Converting a garage within the existing structure is often permitted development, but a change to the frontage or an old planning condition can mean permission is needed — always confirmed against the specific property first.
Building regulations
A full set of building-regulations drawings was prepared, covering the structure, insulation specifications, drainage layout and specification, windows and glazing, foundation details, floor, wall and roof build-ups, internal partitions and waterproofing, coordinated with a structural engineer.

Outcome
A functional, well-planned and modern ground-floor layout that significantly improves day-to-day living. The garage conversion and the new service spaces make the home feel more organised and practical, and better aligned with the needs of a growing family.
