The challenge
Joining two properties meant reworking the core of the plan — including internal sandstone walls and an existing staircase — while keeping circulation sensible and finding room for the storage and utility spaces a busy family needs.
Our design response
Two internal sandstone walls and the existing staircase were removed to open the core of the home and improve circulation, with internal brick partitions taken out to form a seamless open-plan layout. The reconfigured ground floor provides a spacious kitchen and dining area to the rear, a welcoming entrance lobby with dedicated coat and shoe storage, a utility room, a downstairs wet room and a dedicated storage room. A contemporary flat-roof extension with two flat rooflights and a central roof lantern floods the interior with daylight, and large aluminium bi-fold doors with two full-height glazed windows connect the new living space to the garden. The design embraces a warm, rustic character, with exposed steelwork and stonework set against contemporary finishes.
Planning route

Building regulations
A full set of building-regulations drawings was prepared, covering the structure, insulation specifications, drainage layout and specification, windows and glazing, foundation details, floor, wall and roof build-ups, internal partitions and waterproofing, coordinated with a structural engineer.

A bright, contemporary home that keeps the character of the original buildings while dramatically improving comfort, usability and everyday enjoyment. The layout is practical and well suited to family life.
