This Wallasey Village renovation replaces the existing small rear extension with a spacious full-width single-storey flat-roof extension, creating a bright and contemporary open-plan living space.

The challenge
The original rear projection constrained the ground-floor layout and left the kitchen dark and disconnected from the garden. The household also needed somewhere for laundry, coats and boots that did not spill into the living space.
Our design response
The outdated rear projection was removed entirely and replaced with a contemporary flat-roof extension spanning the full width of the house, complete with flat rooflights. Matching brickwork keeps the extension in character with the original property, while large aluminium-framed glazed doors give a strong connection to the garden. Internally the ground floor became a spacious open-plan kitchen, dining and family area, with a dedicated 'lootility' combining WC, utility and storage — purpose-built for laundry appliances, household storage, coats and boots.
Planning route

Building regulations
A full set of building-regulations drawings was prepared, covering the structure, insulation specifications, drainage layout and specification, windows and glazing, foundation details, floor, wall and roof build-ups, internal partitions and waterproofing, coordinated with a structural engineer.

Outcome
What was a stand-alone utility is now a generous, light-filled living area suited to everyday family life and entertaining. The separate 'lootility' keeps the main living space uncluttered, and the matching brickwork means the extension reads as part of the original house rather than an addition.
