CompletedThe homeowners wanted to make better use of the rear of their property. An old outside toilet and brick-built shed occupied valuable garden space but offered very little practical use, and the existing kitchen and dining area felt cramped for entertaining family and friends.











As well as the redundant outbuildings, the brief asked for a larger open-plan living space and a dedicated utility room to keep everyday appliances and laundry separate from the main living area — all while maximising natural light and improving the connection to the garden.
Following a detailed measured survey and close consultation with the homeowners, we designed a contemporary single-storey rear extension. The existing outside toilet and brick outbuilding were demolished to clear the footprint, making way for a spacious open-plan kitchen, dining and entertaining area and a dedicated utility room. Large aluminium-style glazed doors open directly onto the garden for a seamless indoor–outdoor connection, and strategically positioned rooflights draw daylight deep into the new living space. A clean rendered exterior with contrasting brick detailing complements the character of the existing property.
Whether a single-storey extension of this kind needs full planning permission or falls within permitted development depends on its size, position and the property itself — we establish the route for each project and confirm it with the local authority before anything is submitted.
A full set of building-regulations drawings was prepared, covering the structure, insulation specifications, drainage layout and specification, windows and glazing, foundation details, floor, wall and roof build-ups, internal partitions and waterproofing, coordinated with a structural engineer.
The completed extension has transformed how the homeowners use their property. What was once an unused collection of small outbuildings is now a generous, light-filled living area designed for everyday family life and entertaining, with a separate utility room keeping the main living space uncluttered.
